Beyond the Numbers: How Income and Location Shape Affordable Housing
As a Realtor working with people from all walks of life here in Atlanta, I often hear the term “affordable housing.” But what I’ve learned is that affordability is deeply personal. What feels affordable to one person may feel completely out of reach to another, and that’s okay. It’s a reflection of our unique circumstances—our incomes, needs, and the places we call home.
Affordability Is Personal
Let’s take two examples to put this into perspective.
Imagine someone earning $60,000 a year. Based on general guidelines for housing costs—spending no more than 30% of your income on housing—this person can comfortably afford a monthly housing budget of $1,500. Depending on the interest rate and down payment, this could mean looking at homes priced around $250,000 to $300,000.
Now, consider someone earning $120,000 annually. With a similar housing budget guideline, they can spend around $3,000 per month. This opens up options for homes priced closer to $500,000 to $600,000.
Both buyers are looking for housing they can afford, but their definitions of “affordable” are vastly different.
Location, Location, Location
Where you live also plays a huge role in defining affordability. A $300,000 home might be a spacious three-bedroom house in some areas of Georgia, but in a more urban part of Atlanta, that same budget might only afford a smaller condo.
For many, affordability also includes proximity to work, schools, and other necessities. A higher home price might be worth it for someone who can save time and money by living closer to their job.
More Than Numbers
Affordable housing is not just about a price tag—it’s about finding a place that fits your life. Some buyers prioritize square footage, while others care more about being in a specific school district or close to public transportation. That’s why I always encourage my clients to start with their own priorities and financial comfort zones, rather than comparing themselves to others.
